The Importance of Proper Roof Ventilation: How Adequate Venting Can Save You Money and Extend Roof Lifespan

In re-roofing and new construction, Roof Ventilation is frequently neglected.

It's essential for customers considering re-roofing to recognize the significance of proper roof venting, as unfortunately, many roofers fail to do so.

It may seem illogical to believe that cold air should flow directly through your roof all winter, but this is precisely what you need.

Condensation forms due to temperature differences between the interior of your house and the cold space above.

Problems start when this condensation isn't properly vented out of the cold space.

These issues manifest in several ways.

The underside of the sheathing becomes damp, causing water to drip onto the insulation. Most attics contain blow-in insulation, and when it gets wet, it loses its fluffy texture, compresses, and results in a reduced R-value, leading to higher heating costs.

Another issue is that the sheathing can rot beneath the shingles, which may also cause the nails to rust, making your roof more susceptible to wind damage as the shingle nails become less secure.

Ice damming occurs when water seeps through the plywood to the underside of the shingles. When this water freezes, it expands, lifting and breaking apart the shingles.

With venting issues, the list of potential damages can be extensive. Fortunately, there are numerous venting systems and ice guard underlayment's available to protect your home from such damages. The suitability of these systems depends on the layout, shape, and complexity of your home, as well as the amount of snow your roof accumulates based off of region, which can affect the functionality of these venting systems during the winter months.

In short, a roofer has a variety of products to safeguard your home for many years. As a homeowner, it's your responsibility to assess whether your roofer has the expertise and experience to effectively use these systems to protect your home.

At Roof X on more elaborate homes, we don't just show up to replace your roof; we measure the base area of your house, not just the roof. We determine the venting needs and inspect to see if different dormers share vented areas. We then create a venting plan that best suits the design of your home.
